Major tasks include management of unit turnover, including rehab, administration of rent collections, maintenance requests, resident intake, waiting list, re-certifications, computer input, monthly reports and oversight of property budget, general repairs and maintenance.
Responsibilities:
- Coordinate HOPWA Tenant Based Rental Assistance Program, including supervision of Assistant Property Manager/TBRA Program Coordinator.
- Collect monthly rents from residents; notify tenants of any delinquencies/credits, and take action to collect all monies owed.
- Intake Residents and lease apartments in accordance with the Affirmative Fair Housing Marketing Plan and Tenant Selection Criteria. Maintain Waiting list.
- Process all move-in, annual, and interim certifications on the computer.
- Prepare and submit monthly billing to HUD electronically.
- Identify maintenance problems requiring contractor work; select and supervise contractors working in building.
- Process all invoices for payment by main office.
- Complete monthly accounting closeout and opening.
- Supervise Assistant Property Manager, Building Engineer, and Maintenance Worker

Additional Qualifications:
- Associate Property Manager (IREM) certification required, and able to become a candidate for Certified Property Manager.
- Familiarity with HUD assisted housing funding strongly preferred.
- Spanish/English bilingual a plus.
- Experience working in a multi-cultural widely diverse environment.
- Bacherlors degree required.
- Occasional evening and weekend hours required.
- Experience working with low-income households living with HIV/AIDS, homelessness, substance abuse/recovery, and mental health issues preferred.
