The Venice Community Housing Corporation (VCHC) is a community-based nonprofit housing and community development corporation, which is actively developing affordable housing for low-income families in Venice and surrounding neighborhoods. VCHC builds new housing and acquires and rehabilitates existing housing for families, seniors and households with special housing needs.
The Project Manager reports directly to the Housing Director and provides support to the Housing Director in all aspects of housing development and asset management including but not limited to the following:
Housing Development:
Identifying potential sites for new construction or rehabilitation
Site analysis and acquisition
Financial feasibility analysis
Obtaining conventional financing and subsidies, including Low-Income Housing Tax Credits
Facilitating government approvals, as required
Working with public and private lenders to secure predevelopment, construction and permanent financing
Working with architects, consultants, contractors, property managers, public agencies and community groups
Construction management
Asset Management:
Implementing systems to ensure compliance monitoring and reporting to all funding sources is completed on time.
Determining and implementing strategies for optimizing performance of assets: refinancing to accomplish significant rehabilitation, instituting energy saving measures.

Qualifications:
Applicants should have a graduate degree in urban planning or related field or equivalent work experience in one or more of the following areas:
Affordable housing development and finance, including site acquisition, financial packaging and construction supervision
Familiarity with public and private financing sources, including state and federal loan programs including Low-Income Housing Tax Credits
Experience with housing financial analysis, including spreadsheet computer software
Ability to communicate clearly and effectively both verbally and in writing
